Article 1: use of the premises
The tenant agrees to respect the tranquility of the premises and to avoid any noise that may disturb the sleep of other residents.

Article 2: accommodation capacity
The maximum capacity of the villas is specified as follows:
• 4 people: Grenache, Merlot, Muscat, Clairette, Chenin, Sémillon
• 4 to 5 people: Gamay, Marselan, Vermentino, Roussanne, Chatus
• 4 to 6 people: Sauvignon, Viognier
• 7 people: Chardonnay
• 8 people: Syrah, Caladoc
If the number of tenants exceeds the planned capacity, the owner may refuse additional persons or terminate the contract. Guests are only accepted with prior agreement.

Article 3: duration of stay
The contract is concluded for a specific duration. No extension can be claimed at the end of the stay. In case of early departure, no refund will be made.

Article 4: reservation and payment
The reservation is confirmed upon receipt of the signed contract and a deposit of 30%. The balance must be paid one month before arrival.

Article 5: cancellation by the tenant
Any cancellation must be notified by registered letter or telegram to the owner.
a) cancellation before arrival at the premises: the deposit remains with the owner who may also keep the balance of the rental if cancellation is requested less than 30 days before the start of the stay (for July-August, cancellation balance kept, contact the owner).
b) if the tenant does not appear within 24 hours following the arrival date indicated on the contract, the said contract becomes void and the owner can dispose of his gîte. The deposit and the balance of the rental also remain with the owner.

Article 6: cancellation by the owner
In case of cancellation, the owner will refund double the amounts paid.

Article 7: arrival
The tenant must arrive on the agreed date and time. In case of delay, the owner must be notified.

Article 8: inventory
An inventory is carried out upon arrival. Any anomalies must be reported within 24 hours. The accommodation must be maintained by the tenant during the stay.

Article 9: security deposit
A security deposit of 1,000 euros is required upon arrival. It covers any potential damages and is returned after verification, within 10 days.

Article 10: pets
Pets are accepted upon request. Damages caused by pets are the responsibility of the tenant. Pets are prohibited around the pool.

Article 11: insurance
The tenant must be covered by liability insurance for any damages caused. You can subscribe to cancellation and interruption insurance via this link: here.

Article 12: cleaning
The villas are delivered in perfect condition. During the stay, maintenance is the responsibility of the tenant. Before departure, it is requested to:
• Leave the premises clean.
• Remove and place sheets and towels in a visible location.
• Empty the trash and place it in the designated containers.
• Wash and store used dishes.
These actions aim to respect the work of the team responsible for the final cleaning. A one-time cleaning service is offered at 50 euros per visit.

Article 13: tourist tax
The tourist tax of 2.20 euros per adult per night is not included in the price.

Article 14: pool heating
Heating of private pools or the communal pool is provided only in the off-season. During July and August, heating is not activated unless summer weather conditions do not allow for good natural heating. However, in case of rain, overcast weather, or unfavorable climatic conditions, heating will not be activated for ecological and efficiency reasons.

Article 15: disputes
In case of disputes, the competent court is that of Aubenas.
